House, City & Community Rules: City of Indio Regulations: * The City of Indio strictly enforces vacation rental ordinances. The booking guest is responsible for all occupants during the stay. * Occupancy Limit: Maximum number of guests as listed on your booking. No exceptions. * City fines start at $1,000 per violation and will be charged to the booking guest * Exceeding occupancy may result in immediate eviction with no refund and a $250 per unauthorized guest charge. Substance & Smoking Policy: * This is a 100% smoke-free and drug-free home—no smoking or vaping indoors or outdoors. * Violations may result in a $2,500 fine and immediate eviction. Quiet Hours * Please respect quiet hours between 10 PM and 8 AM to maintain a peaceful community environment. Pool & Property Rules * No water balloons anywhere on the property. Violation may result in a $250 fine. Parking: * No street parking is permitted per city ordinance. * Parking available for up to 6 cars (3 in the garage, 3 in the driveway). * Violations, including blocking sidewalks, may incur fines starting at $750 per vehicle/day. * No RVs, tour buses, limousines, or party buses inside the community. Such vehicles must park outside at the guest’s own risk. Pets: * Pets allowed by approval only: $150 per pet (max 3 pets). * Service animals stay free. * Unauthorized pets will result in immediate termination of stay with no refund. Violations, Parties & Damages: * Any breach of house, community, or city rules (including occupancy, noise, parking, pool misuse, or illegal activity) may result in a minimum $1,000 fine per occurrence and/or eviction without refund. * Parties or events are strictly prohibited. Evidence of a party (excessive trash, noise, camera footage, etc.) will result in: * $500 minimum fine, * Additional cleaning/damage charges, and * Possible legal action or eviction. * Damages or missing items (furnishings, décor, linens, landscaping, etc.) will be billed at replacement cost plus up to $250 fine for willful or negligent loss. Cleaning & Checkout: To help us prepare for the next guests, please: * Start a load of pool towels, * Dispose of all trash in outdoor bins, and * Run the dishwasher. Additional cleaning fees may apply if the property is left excessively messy or requires extra attention beyond standard turnover. Release, Waiver & Indemnification By booking, guests agree to: * Indemnify and hold harmless the property owner, affiliates, and partners from any claims, damages, or liabilities arising from your stay or use of the premises. * Understand that **owners are not liable** for accidents, injuries, illness, or loss of personal belongings. * Assume full responsibility for any harm or injury to yourself, guests, or visitors during the stay. * Items left behind are not the owner’s responsibility and will not be shipped.
